FYI - the market this year is HORRIBLE!!

A lot of people (even local Realtors) think that a few sold signs around town in the spring means that the market is improving.

Look at the numbers. The Real Estate Market is worse off right now than it has been in as long as ten years. Compared to last year YTD, our number of sales is down 10% and the dollar value of the sales is down 14.9%! ....that's huge and certainly does not indicate a turnaround any time soon in our market. You have to go back to 2003 to get lower number of sales. In fact, in 2007 we had TWICE the volume and dollar value as this year (YTD).

Don't let the number of "FOR SALE" or even "SOLD" signs fool you. Eventually people DO have to move, no matter what the market is doing. Housing needs change.

There are far more "Reduced" signs out there than there are "Sold" signs, and that isn't going to change quickly.
